No, breakfast is not included.
All apartments have fully equipped kitchens, and there are supermarkets, bars, and restaurants nearby.
- What amenities are available in the apartments?
Each apartment includes:
- Pots, pans, cutlery, glasses, cutting boards
- Moka coffee maker, American coffee machine, kettle
- Toaster, oven and/or microwave
- Dishwasher, washing machine, hairdryer, TV

- Do you have a swimming pool? Is it open all year?
Yes, outdoor pool with solarium and hot tub, open from May to September.
- Do you have a wellness center?
Yes, a small wellness center with Finnish sauna and relaxation area, available by reservation and with an additional fee.
- Do you have a gym or fitness area?
Yes, fully equipped fitness room, access reserved for adults and included in the stay.
- Are pets allowed?
Generally, pets are not allowed.
Exceptions for small pets may be considered with an additional fee.
- Is parking available?
Yes, free parking is available both inside and outside the property.
- Is Wi-Fi available and free?
Yes, free Wi-Fi is available in all apartments and common areas.
- Is it necessary to have a car to stay here?
Yes, recommended for moving freely around the area and visiting nearby towns and villages.
- Are there restaurants nearby?
Yes, within a few minutes by car you will find excellent Umbrian and Tuscan restaurants. Personalized recommendations are provided before arrival.
- Do you provide bed and bath linen?
Yes, sheets and towels are included in the stay.
- Weekly change free for stays longer than 7 days
- Pool towels available for rent (additional fee)
- Are the apartments equipped with air conditioning?
Yes, available on request and charged only if used.
The only exception is the studio Molino, which has no air conditioning because it is built in a natural cave that stays cool even on hot days. A fan is provided in this apartment.
- Activities or services for children?
Yes, indoor playroom and outdoor area with slide, swing, and ping-pong table.
- Can we use an apartment as a common area for groups?
All apartments are sold individually, both on the official website and on partner/agency platforms.
It is not allowed to move equipment from one apartment to another or use apartments and outdoor areas for group gatherings or meals without authorization.
However, some apartments have large living areas suitable for 12 to 25 people.
In these cases, it is possible to book multiple apartments and use one apartment’s living room as a shared space. Please contact us in advance to organize the best solution for your group.
This option is available only by contacting us directly.

Yes, on request: tastings, cooking lessons, excursions, and guided tours with transfer.
